Newport Beach Apartment Community Recognized as Best Rental Development for its Italian-Inspired Architecture and Pedestrian-Friendly Environment
McLarand Vasquez Emsiek & Partners, one of the region’s leading architectural planning and interior design firms, has been awarded the highest honor in the "Best in American Living Awards" by the National Association of Home Builders (NAHB) and Professional Builder magazine for the design of Village One at Newport Bluffs, an upscale apartment community in the heart of Newport Beach. Village One at Newport Bluffs was developed by Irvine Apartment Communities.
"Village One at Newport Bluffs is successful because it creates a strong sense of community in a high density environment," said Rick Emsiek, partner, McLarand Vasquez Emsiek & Partners. "We designed the community to capture the spirit of Tuscany by incorporating forms, colors and landscaping reminiscent of the region. The final component to the luxury rental community located in Newport Beach, Calif., Village One comprises 513 units of an overall 1,100-units. Village One’s structures and gracefully patterned roads provide a pedestrian-friendly environment. The buildings are designed to interact with the streets through landscaped pedestrian entries that transition to "walkstreets" and ultimately proceed to more intimate courts. The architecture is composed with arched columnades, sculpted roof forms and deep, rich colors adding to the pedestrian feel along the streets. Strategically planned by MVE, every structure, landscape component and walkway is positioned to maximize the incredible arroyo and open space views.
The apartments range in size from a 549-square-foot studio to a 1300-square-foot three bedroom, 2 ½ bath unit. Amenities for Newport Bluffs, include a recreation and leasing building situated around a junior Olympic-sized pool, sun deck, spa, and private gazebos. The recreation building contains a fitness room, club room, theatre, craft room, multi-purpose room, and an outdoor fireplace.
The "Best in American Living Award" is the country’s foremost design competition for residential housing, critiquing entries on appearance, floor plans and the relationship of the project to the local market.
