This infill site, located in the Irvine Business Complex, is bounded by low and mid-rise office, restaurant, retail, highdensity residential and a wetlands preserve. It is the first building to be developed in a 32-acre master plan of 1,442 units. The project attains a village-like quality by breaking down the single building into three separate components. Individual building roof forms, decks and windows are articulated in a classical expression of base, body and top. Special round top windows highlight the top floor units with 13' ceilings in this successful development.
