This 31.5-acre site is located within walking distance of the successful Irvine Spectrum Entertainment Center. Developed on land previously planned for office development and then rezoned to allow for residential use, this new project, with a population of nearly 3,000 residents, energizes the entire entertainment center with a downtown-like vitality. The development is comprised of four distinct four-story housing districts that are gathered around a central main street environment. To ensure the desired level of architectural diversity for a village-like setting, separate project teams within the office autonomously developed the unique character for each of the separate neighborhoods based on an urban design diagram established by the firm. The central main street will be activated with retail uses and other community amenities like fitness facilities, clubhouses, business centers and conference rooms, post offices and leasing offices. Adding to the pedestrian nature of the main street are diagonal parking, textured paving, street trees and furniture, and townhomes that access the street with stoops and front doors. Each neighborhood has its own pool and recreation facilities along with an extensive community recreation area and park to be enjoyed by all residents.
