This proposal to provide additional off-ship housing for Navy sailors, is located at the Naval Station in San Diego. The overall concept of the site plan design is that of creating livability, identity and a sense of community while maintaining the security requirements of the Anti-Terrorism/Force Protection agency. More livable than typical high-rise solutions, the design is centered about two five-story residential buildings above parking and connected by a shared entry plaza and leasing center. Each building is linked by a "common plaza walk." The intersection of the common walks form neighborhood plazas that are surrounded by activity spaces to promote resident interaction. The main recreation facilities are located at the southern portion of the site to take advantage of natural sunlight and provide a pedestrian link from the adjacent housing.
The architectural theme for the community stems from historic San Diego precedents. By utilizing an architectural theme that is regional, the design connects the new facility with the existing community of downtown San Diego and its rich historical roots. Changes in building articulation through vertical lines and projections played against regular punched openings, changes in window types and shapes and variety of cornice detailing emphasize unique building components.
The open layout floor plans include two master suites and the unit sizes range from 1,068 to 1,119 sq.ft. Each building also contains two levels of parking with guest parking separated from resident parking by a security gate. In addition to parking, 500 individual storage areas are located throughout all levels of the garages.
