The Sunrise Apartments will introduce a type of residential development that has not been done before at this density in South Florida. This is the first podium product to be built on-grade and lined with town home units that conceal the parking garage. Centered around a courtyard theme, the Sunrise Apartments are intended to capture an in-between market for young professionals and move-down buyers or empty-nesters. Designed in a contemporary Mediterranean motif with evenly balanced parking through the use of enhanced motor courts, the project's major architectural elements will include entry portals and courtyards, private entry gates and porches, direct access private garages and entertainment terraces. Sunrise Apartments have been designed to influence a creative, urban resort style of living that recalls South Miami's rich community heritage.
Phase I will consist of 548 units of four-story townhomes and flats over an above-grade podium parking structure. Phase II will include a mixture of 136 units, comprised of 10-story luxury stacked flats and five-story above-grade flats wrapped around a three-level parking structure. The tower building has its own project entry plaza and drop off, with a terraced garden courtyard, fitness center and leasing area. The site plan organization features building clusters around a main recreation complex and a large 4,600 sq.ft., two-story clubhouse in a 'central park' theme. The project is next to Home Depot Stadium, the home of the Florida Panthers hockey team, and is across the street from Sawgrass Mills, the second most popular public activity other than Disney World in Orlando. Both phases in this walkable community have distant views to the Everglades National Park.
