Located in the Playa Vista master planned community, this 5.5-acre apartment project is part of the pedestrian-oriented urban neighborhood. The adjacent central park is both a community recreation center and a branch library. The Ventana is articulated around two distinctive product types and architectural styles, with large pools, spa and recreation areas, lounge, computer facility, fitness area and reading room.
The 312-unit component is characterized by a formal Mediterranean design and forms the anchor to a broad landscaped promenade. Some 95 affordable units will be provided within the four segments of the development. The 93-unit building is characterized by open, loft-style architecture with a contemporary expression of materials. The interiors are open plans with ceiling heights up to 12 feet and exposed mechanical equipment. Large glazed areas provide bright interiors and expansive views of the nearby wetlands and parks.
Affordable unit sizes range from 540 to 1,030 sq.ft., while luxury apartment sizes range from 730 to 1,830 sq.ft. and include a mix of studio units up to three-bedroom apartments. Both building types are designed to accommodate modern technologies including broadband and integrated high-performance wiring systems. The project is planned to exceed current energy standards and is designed based on sustainable guidelines and use of renewable resources.
